  • Introduce our role in the process to each party as your representative.
  • Manage data and documents into our online document database system.
  • Throughly review of the Purchase Agreement, Addendums, Disclosures, Riders, etc.  to make sure each document is executed with signatures, initials, broker information and correct dates.
  • Create a Transaction Time Line and Information Sheet using our online management system.
  • Create a Buyer’s Package with a Seller’s Disclosure Package and other Broker required forms.
  • Confirm delivery of the Buyer’s Disclosure Package to you and/or your client through DocSign or Dotloop, email or mail.
  • Confirm escrow deposit in preparation for required date
  • Track deadlines and ensure delivery, return and receipt of deposits and packages.
  • Upload all reports, documents and disclosures to the online system as they are received or executed.
  • Keep constant contact with each party providing status updates.
  • Complete and deliver a full digital paper trail to you and/or your broker.

Buyers Agents

 

  • Introduce our role in the process to each party.
  • Review every document to verify correct dates, initials, broker information, and signatures.
  • Supply a fully executed Purchase Agreement to every party.
  • Open escrow, obtain a file number, request preliminaries, and instructions.
  • Manage and upload contact information, dates, and documents into our online database where it will remain securely
  • Prepare a Full Disclosure Package delivered via, email, DocuSign, Dotloop, etc. to you and/or the seller.
  • Send copies of all reports to the buyer’s agent.
  • Upload all reports, disclosures and documents into your online brokerage compliance system as it’s received or executed.
  • Track escrow time frames for receipt, delivery and return of all documents and deposits.
  • Maintain constant contact with every party for status updates or to alert you of anything outstanding or requiring attention.
  • Complete and deliver a full digital paper trail (PDF) to you and/or your broker.

FAQ

What if my office is far away from you?

As a virtual company, we work almost entirely paperless with agents and brokers across the United States. You do not need to be located near our office in order for us to work with you. You would be suprised at how effective we are and how available we make ourselves to everyone involved in the transaction. We can also do video conferences via skype and/or google hangouts.

What if I lose the file?

Once a file is complete, it is scanned and archived securely. It may be reproduced on CD, emailed to you or printed and sent to you at your request. We never delete any files unless specifically requested to do so.

How can I contact my TC?

You will receive all contact information for your Transaction Coordinator. We provide you cell, office, email, text, skype, google+, and of course you can always contact the owner of the company, too.

Can you help with a transaction I have already started?

Yes, we can take over paperwork on a transaction that has already been started.

Will you have contact with my clients?

This is completely up to you. However, it is most efficient if we may communicate directly with your client. We keep you informed of all communications and CC you on emails with important correspondence.

Do you have a cancellation fee?

We only get paid in the event the transaction closes. If the client simply changes their mind and decides not to sell or your buyer walks, then their is no fee.

Are my files secure and confidential?

We do not share your information with anyone and they are very secure. We have strict guidelines and unless you grant us permission to share any information, it will be kept confidential even from the broker.
